The property is prominently situated on a corner block in the upper-class district of the Maxvorstadt in Munich. The existing residential building has been thoroughly renovated and its refurbished condition is equal to a new building. The facade has been deliberately transformed and its expression altered, making it a modern counterpart to the neighbouring historical buildings. French windows and large balconies open the building in the direction of the city. In the tradition of Munich facades from the so-called Gründerzeit (after 1850), the plaster has been handcrafted with linear grooves. The exposed bush-hammered concrete of the plinth harmonises with the traditionally worked plaster and recurs at the top of the facade. To complement the warm tonality of the building there is the dark clay tiled roof. An appearance of excellence and high quality is enhanced by the bronze coloured windows of wood and metal. Through these different materials and finishings the well-considered proportions of the facade are emphasized.
Most of the apartments are facing the quiet courtyard. The restricted depth of the original buildings and the large openings in the facade ensure optimum lighting conditions. Exposed concrete elements with glass cylinders, placed on the curved balconies, have been especially designed for this project. They allude to design of the past and give atmosphere and a play of light to the apartments. As a continuation of this light concept, there are glass spheres mounted on the balconies facing the city. Reinterpretation of materials and appreciation of craftsmanship define the character of the building and can be found in the external appearance of the building as well as the private apartments.
